Inspections typically take 1.5 to 3 hours, depending on the size of your home.  During the inspection, we mark all areas of concern and provide remediation recommendations and next steps.

Our process is detailed and comprehensive. JoJo is trained to detect mold in hidden and high-risk areas, including inside walls, subfloors, HVAC systems, ceilings, cabinets, furniture, clothing, and more. We also assess the severity of the mold to help guide your next steps.

  • Suspect mold and need real answers? Don’t guess—know for sure. Early detection can prevent bigger problems down the road.

  • Buying a new home or signing a rental agreement? Make sure your new space is safe before you commit.

  • Recently had a leak or water damage? Even minor incidents can lead to mold growth behind walls, under floors, and in places you wouldn’t expect. A thorough inspection provides peace of mind.

RESIDENTIAL MOLD INSPECTIONS

COMMERCIAL MOLD INSPECTIONS

A company’s greatest assets are its people — both employees and customers. Mold and mycotoxins in the workplace can quietly undermine health, reduce productivity, increase absenteeism, and even lead to long-term liability. Ensuring your commercial space is mold-free isn’t just a health decision — it’s a business decision.

A clean, safe environment supports employee performance, protects your brand, and demonstrates a commitment to wellness and professionalism. Whether you're operating an office, retail space, warehouse, or hospitality business, mold inspections can help verify your space is safe or uncover hidden hazards before they grow into costly problems.

Looking at a new building or location? Don’t leave it to chance — schedule a mold inspection before you buy or lease to avoid inheriting someone else’s problem.

VEHICLE, RV & BOAT INSPECTIONS

Don't overlook places where you spend a lot of your time. On average, Americans spend 10-11 hours a week in their vehicles.  Cars, RV's and boats are all high-risk environments for mold due to moisture, limited airflow, and porous materials.

RVs are especially prone to hidden mold from roof and plumbing leaks, while boats routinely trap humidity under covers and in tight spaces.

Adding a vehicle inspection to your home or business visit helps protect your health — and prevents you from dragging mold spores back into your living space via gear, pets, or clothing.

POST REMEDIATION MOLD INSPECTIONS

Recently had a space remediated and want confidence that the job was done right?  Choosing a reputable remediation company is critical. Unfortunately, many companies claim to offer professional remediation but continue to use outdated, ineffective methods that don’t align with proven, science-backed best practices. It’s essential that remediators follow gold-standards—such as those established by the IICRC.

Most post-remediation air samples (especially if completed by the company that remediated) are unreliable and often show false negatives. Before you pay for the remediation in full, start to rebuild, and/or move on with a false sense of security, let one of our highly trained mold detection dogs verify the results with unmatched accuracy and total objectivity.

MOLD CONSULTATION & RESOURCES

Clean, well lit hallway from healthcare and assisted living facility clean after mold dog inspection

Facilities involved in the care of some of the most vulnerable, and often most mold sensitive people require the cleanest, most healthy environments to accomplish their goals. Even minor mold exposure can lead to serious complications or worsened health outcomes. Undetected mold in high-moisture areas and HVAC systems poses a threat to not only patients but also to staff.

With more square footage to inspect, our mold dog(s) are trained to be incredibly thorough and accurate while minimizing disruption. Precise inspections are a smart investment in patient safety, operational integrity, and your facility's reputation.

HEALTHCARE & ASSISTED LIVING FACILITIES

Modern, clean scheduling calendar with fresh flower or herb set on top of it to schedule mold dog routine inspection detection services

Many clients, both commercial and residential, elect to get on a routine inspection schedule. Depending on the location, size and frequency we offer contracted discounts.

This can be as little as a residential client electing for an inspection every 1-3 years and as much as a healthcare/education facility wanting multiple visits per year. We are happy to discuss your unique needs and propose something we think would be most effective for you.

FACILITY MANAGEMENT COMPANY PARTNERSHIP

We have become a trusted resource and partner for many midwestern facility management companies. One of the keys to running a successful facility or property management company is having great relationships with experts in each trade/space that you can trust for honest and educated opinions.

It is also crucial for managers and technical staff to know when they should see things through themselves vs. when to stop and call the subject matter experts. Mold is one of those areas that should never be taken lightly. Whether it's a quick opinion based on a picture through text or a large inspection we are here to help!

EDUCATIONAL FACILITY MOLD INSPECTION

Educational facilities - from preschools to libraries to universities - are especially vulnerable to mold due to aging infrastructure, heavy daily use, and periods of inactivity during school breaks. Leaky roofs, outdated HVAC systems, and poor ventilation create ideal conditions for hidden mold growth.

Children are particularly at risk, as their developing bodies are more sensitive to poor air quality — leading to symptoms like asthma, behavioral issues, fatigue, and brain fog.

Mold doesn’t just threaten health; it affects learning, attendance, and staff productivity. Routine inspections can prevent costly damage, protect your school’s reputation, and ensure a safe, healthy environment for everyone. Early detection is key — don’t wait for visible signs to take action.

MULTI-UNIT FACILITY MOLD INSPECTION

Multi-Unit and Multi-Family residential property with balconies for mold dog inspection service

Whether you are the owner of a multi-unit residential facility or simply occupy one of the units, mold inspections can be crucial for many reasons. Mold doesn't respect unit boundaries. Water damage is often hidden, and higher occupancy levels contribute to increased moisture, raising the risk of mold growth. Left unchecked, this can lead to serious health issues, expensive remediation, and potential legal liability.

Proactive inspections help detect problems early, significantly reducing remediation costs. Many property owners invest in routine, independent inspections to demonstrate their commitment to tenant health and safety. This not only builds trust but also improves tenant retention and enhances the property’s reputation.
